1.)Initial requirements

Of course, apart from the next steps, you must be at least 18 years old, have graduated grade 12, and a citizen of Canada.

2.)Start your real estate certification

Many real estate classes can be taken online at your convenience, especially at this moment of a pandemic. This process is to complete the basic real estate licensing course in your local area. Each province requires its own certification courses through sanctioned organizations or association boards.

While education requirements, institutes, and courses in each province have different protocols, the basic real estate license course appears to be fairly consistent across the board.

3.)Be a member of a brokerage agency

The next step is to find an agency to sponsor your real estate license application. You’ll want to meet with experienced agencies to find the ideal fit. Ask questions about their work style, agency strategies, and brokerage fee structure.

The goal is to find an agency that would match your work habits and adheres to a reasonable fee structure. Since you’ll likely work with this agency for at least your first year of experience, you’ll want to make sure that you enjoy the work culture and co-staffs. If there are any aspects you’re not familiar with, address and resolve them now so they don’t become an issue in the future.

When your first agency sponsors your application, it is time to submit your application for a real estate license. While licensure varies in requirements, most provinces give a written exam in order to qualify your real estate license. If your application is approved, you’ll need to pay your licensing fee. In some provinces, you could also be required to become a member of a professional association and pay applicable charges.

4.)Get errors and omissions insurance

To become a licensed real estate agent, you’ll need to get errors and omissions insurance through your province’s real estate organization. This will ensure you against any mistakes, damage, or other mishaps that might happen while on the job.

5.)Complete an articling/professional practice

Articling is a period of relevant training supervised by an expert realtor. When your real estate license is approved, many provinces expect the new real estate agent to complete certain articling educational requirements.  This is essentially a period of professional training where the newbie real estate agent receives mentorship from a more senior real estate professional.

Being a real estate agent is an attractive profession for many. You can work as an independent contractor or be a member of a certain agency. This profession is still demanding and rewarding at the current generation. You should always remember that money cannot be earned overnight so you need to put a lot of hard work in any career path that you choose.
